A Coating That Can Take Arizona Sun
Polyaspartic floor coating is a type of polyurea that cures quickly and resists UV light far better than standard epoxy. In Goodyear, where the city logs more than 300 sunny days a year, that UV resistance is the main reason people choose it. It can be used as a full system on its own or as the clear topcoat over an epoxy base and flake layer.
How it compares with epoxy
HomeGuide's comparison sums up the differences:
- UV resistance: excellent for polyaspartic, poor to fair for epoxy.
- Full cure: 1 to 2 days for polyaspartic, up to a week for epoxy.
- Flexibility: polyaspartic is more flexible, epoxy more brittle.
- Coat thickness: 2 to 6 mils per coat for polyaspartic, 10 to 20 mils for epoxy.
- Cost: about $5 to $12 per square foot for polyaspartic, $4 to $10 for epoxy.
Because each polyaspartic coat is thin, we often build a floor with an epoxy or polyaspartic base, a flake layer and a polyaspartic topcoat to get both thickness and sun resistance.
Why it suits Goodyear garages
When a garage door is open in the afternoon, the front of the floor can take direct sun for hours. Under that exposure, standard epoxy can yellow and lose gloss near the door while the back of the garage stays fine. A polyaspartic topcoat keeps the whole floor looking even. Its faster cure also means a shorter wait. HomeGuide says polyaspartic typically handles heavy vehicle traffic in 24 to 48 hours, which matters when the garage is where you park in the summer to keep the car out of the sun.
Installing it in the heat
Polyaspartic sets fast, and in heat it sets faster. HomeGuide lists an application range of -30 to 140 degrees, but working time shrinks as the slab warms up. On summer jobs we start early, keep the door closed to shade the slab, mix in small batches and roll in short sections. This is a product that rewards experience and the right timing. HomeGuide also notes it is not DIY-friendly, and we agree.
Where we use it
- Garage floors, as a topcoat over flake or solid color
- Covered and open patios that need a clear, UV-stable seal
- Workshops and hobby spaces that need to be back in use quickly
- Small commercial floors where downtime costs money
- Recoating an older epoxy floor that has started to yellow
Moisture and prep
HomeGuide notes polyaspartic tolerates more concrete moisture than epoxy. That helps on slabs that pick up irrigation water along the edges. It does not replace prep. We diamond grind every floor, remove oil and sealers, and fill cracks before the first coat, because a fast-curing coating bonds only to what it touches in the first minutes.
How long it lasts
HomeGuide gives polyaspartic a residential lifespan of 10 to 20 or more years, with shorter lifespans in heavy commercial use. Keeping grit swept off, using mats under dripping cars and avoiding sharp metal dragged across the floor all help it reach the long end of that range.
What This Covers
Polyaspartic can be the full system or the top layer of one.

How It Works
1. Inspect
We measure, check the slab and plan the schedule around the heat.
2. Prep
Diamond grinding, vacuuming, degreasing and crack repair.
3. Apply
Base, optional flake and clear topcoat rolled in short sections while the slab is cool.
4. Back in use
Most floors take foot traffic the same day and vehicles in 24 to 48 hours.

Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy?
It depends on the floor. Polyaspartic resists UV and cures much faster, which suits sunny garages and outdoor slabs. Epoxy builds thicker per coat and costs a little less. Many of our floors use both: an epoxy base with a polyaspartic topcoat.
How long does polyaspartic take to cure?
It is dry to the touch within a few hours. HomeGuide says full cure for heavy vehicle traffic is typically 24 to 48 hours.
Does polyaspartic yellow?
HomeGuide rates its UV resistance as excellent, and aliphatic polyaspartics hold color better than other polyureas. Standard epoxy, by comparison, is rated poor to fair.
Can I install polyaspartic myself?
HomeGuide lists it as not DIY-friendly. It sets fast, and in Arizona heat the working time is even shorter, so mistakes harden before they can be fixed.
