Wide Lots and Big Outbuildings

Epoxy flooring in Tonopah usually means a big slab under a separate roof. Tonopah sits on the Tonopah Desert off Interstate 10, about 50 miles west of downtown Phoenix and close to the Palo Verde Nuclear Generating Station. Lots out here are spread out, and owners use that space. Detached garages, RV ports, horse barns and metal workshops are common, and those are the floors we get asked about most.

The housing mix

Census estimates summarized by Point2Homes count about 3,184 homes across the Tonopah area. About 54% are detached single-family houses and almost 46% are mobile homes. Close to half were built between 2000 and 2009, and 85% are owner-occupied. A lot of manufactured-home owners add a site-built garage or shop slab later, so the best concrete on the property is often in the outbuilding, not under the house.

What we coat out here

  • RV and toy-hauler bays. Long, wide slabs with heavy tires. A thick flake system handles the weight and hides tire marks and dust.
  • Detached workshops. Welding, woodworking and small-engine work. A chemical-resistant topcoat keeps oil and solvents from soaking in.
  • Home garages. A standard garage floor coating or epoxy flake floor seals the slab and makes desert dust easy to sweep out.
  • Tack rooms and feed rooms. A sealed floor is easier to hose and keeps grain dust from grinding into the concrete.
  • Patios. Outdoor slabs get our UV-stable patio and pool deck coatings in light colors.

Heat is the main design problem

Tonopah's climate record from the Western Regional Climate Center shows a record high of 121 degrees, an average daily high of 86.4 degrees across the whole year, and only 7.63 inches of rain. A metal shop with the door closed can run even hotter inside than the air outside. That has two effects on a floor.

First, heat shortens the time resin can be worked, so summer installs start at first light and the crew mixes in smaller batches. Second, sun through a roll-up door yellows and chalks standard epoxy over time. For any bay that opens to the west or south, we finish with polyaspartic floor coating, which keeps its color much better in UV. Lighter colors also stay cooler underfoot than dark ones.

Dust and the rare hard rain

August and January are the wettest months here, but most of the year is dry, and wind carries fine desert dust into every open building. A seamless coated floor lets you blow or hose that dust out without it settling into pores. Near the big door we add a broadcast texture, because a smooth coating gets slick when dust and a little water mix.

Planning a trip out

Tonopah is a drive from our base, so we try to see the floor once, measure it carefully and gather everything we need for the quote in that visit. Photos of the slab, any cracks, and the door openings help us plan. Call (623) 432-8986 or

Tonopah Conditions Worth Knowing

  • Far west Maricopa County. Tonopah is a census-designated place on the Tonopah Desert off Interstate 10, about 50 miles west of downtown Phoenix and near the Palo Verde Nuclear Generating Station.
  • Extreme heat, little rain. Western Regional Climate Center data show a record high of 121 degrees, an annual mean daily high of 86.4 degrees and just 7.63 inches of yearly rain, wettest in August and January.
  • Mixed housing on spread-out lots. Of about 3,184 housing units, 53.7% are detached single-family homes and 45.7% are mobile homes. The median year built is 2001, and 85% of occupied homes are owner-occupied (ACS 2019 to 2023).
  • Hot groundwater. Many local wells run warm, between 70 and 95 degrees, and wells of 110 to 120 degrees are common. The area has natural hot springs noted as far back as 1845.

Tonopah Questions

Can you coat an RV garage or a large metal shop in Tonopah?

Yes. Size is not a problem as long as the floor is concrete. Large slabs take longer to grind and coat, so we give you a timeline with the written quote. We usually suggest a thicker flake system for RV bays because of the tire weight.

Will an epoxy floor hold up in a shop that gets over 120 degrees?

The coating itself handles heat well once cured. The bigger issues are install timing and UV through open doors. We install in the cooler hours and use a polyaspartic topcoat where sunlight reaches the floor.

Do you coat floors in manufactured homes?

We coat concrete only. Most manufactured homes have wood or composite floors, so we work on the garage, carport, shop or patio slabs on the property instead.
