Coating Concrete in One of Phoenix's First Planned Villages

Epoxy flooring in Maryvale usually starts with concrete that has a long history. Developer John F. Long opened Maryvale in 1955 with modern ranch houses that returning G.I.s could afford, and named it after his wife, Mary. By 1956 he was selling 125 homes a week for about $7,600 each, and ABC15 reports that price included a garage, a front and back yard and a pool. Those houses are now around seventy years old, and so are a lot of their slabs.

Older floors need more prep

A garage floor that has been in use since the 1950s or 1960s has usually been through several owners and several fixes. We often find a layer of porch paint, a patched section where a water heater once sat, deep oil stains, and cracks that have been filled more than once. Some garages have been closed in as bedrooms or workshops, and the floor shows where the old door opening was. None of that stops a coating. It just means prep takes longer than it does on a 2010s slab.

Here is how we handle it: 1. Strip old coatings. Paint and failed sealers come off with diamond grinding. A coating bonds only as well as the layer under it. 2. Pull out oil. Old oil stains can keep weeping into a new coating. We grind through them and treat what remains before priming. 3. Repair cracks and spalls. Old cracks get routed and filled, and chipped edges are rebuilt so the floor reads as one surface. 4. Level transitions. Where a slab steps down or was patched unevenly, we feather it so the finish looks continuous. 5. Coat. Once the slab is sound and open, the base coat, color or flake layer and topcoat go down in order.

A big, busy part of Phoenix

Maryvale is the most populous of Phoenix's urban villages, with 208,189 residents counted in 2010 across 37.6 square miles. That is a lot of garages, carports, patios and small commercial spaces. Alongside homes we coat floors for neighborhood businesses, auto and tire shops, storage rooms and small warehouses. Commercial and warehouse floor epoxy uses thicker, higher-solids material that stands up to rolling carts, jacks and spilled fluids, and it can be swept and mopped instead of scrubbed.

Patios that sit in the sun

Long's homes were built with backyards, and many Maryvale patios are original or close to it. Outdoor concrete here bakes most of the year. Standard epoxy yellows in direct sun, so our patio and pool deck coatings use UV-stable, lighter-colored systems with a light texture so wet feet have some grip. If an old pool deck has heaved or sunk, we tell you plainly that it needs concrete work before any coating.

Picking a finish for an older home

  • Epoxy flake floors hide the small surface flaws an older slab keeps even after repair.
  • Polyaspartic floor coating cures quickly, which helps when the garage is also the laundry room or the only storage space in the house.
  • Metallic epoxy can turn a converted garage or back room into a finished space with a floor that looks poured as one piece.

We give you a written quote that separates prep, repairs and the coating itself, so you can see where the cost goes on an older floor. Call (623) 432-8986 to set up a visit.

Maryvale History Behind Your Slab

  • Opened in 1955. John F. Long opened Maryvale in 1955 with ranch houses aimed at returning G.I.s. In 1956 homes sold for about $7,600 and came with a garage, a front and backyard, and a pool (ABC15).
  • Built at high speed. Long sold 350 homes before they were built in 1954 and was selling 125 homes a week by 1956. Wikipedia describes an assembly-line-like building process, and Victor Gruen drew the first master plan.
  • Phoenix's most populous village. Maryvale covered 37.6 square miles with 208,189 residents in 2010, the largest population of any Phoenix urban village, at an elevation of 1,119 feet.
  • First homes still standing. The early model homes were built near 47th Avenue and Indian School Road, and 12News reports they can still be seen in that neighborhood today.

Maryvale Questions

My Maryvale garage floor has old paint on it. Do you have to remove it?

Yes. Paint on an older slab is often loose in spots, and a new coating would only be as strong as that paint. We grind it off to bare concrete as part of prep and list that work in your quote.

Can you coat a garage that was converted into a room?

If the floor is still the original concrete slab, usually yes. Carpet, tile or vinyl and their adhesives come up first. We look at where the old garage door opening was and blend any step or patch so the finished floor looks even.

Do you coat floors for Maryvale businesses?

Yes. We coat shops, storage rooms and small warehouse spaces with commercial-grade systems. We can work around business hours and walk you through cure times so you know when the space can reopen.
