Outdoor Concrete in a Desert Climate

Patio and pool deck coatings face harder conditions in Goodyear than any indoor floor. Outdoor slabs here get direct sun most of the year, temperatures above 100 degrees all summer, a few nights near freezing in winter, and short, heavy monsoon rains. A coating that works in a garage can chalk, yellow or get too hot to walk on when it is outside. Outdoor concrete needs a different system.

What we look for first

Outdoor slabs crack more than garage floors. They move with temperature swings, they settle where soil was not compacted well, and they take water from irrigation and splash-out. Before we quote a patio or pool deck we look at:

  • Cracks, and whether they are moving or stable
  • Low spots where water ponds after a rain or a sprinkler cycle
  • Old coatings, paint or texture that is flaking
  • Drainage toward the pool, the yard or the house
  • How much direct sun the area gets and when

Why color and texture matter

Dark surfaces in full sun get hot enough to make bare feet uncomfortable. On pool decks and open patios we recommend light colors and textured finishes. A smooth glossy coating is also slick when wet, which is a real problem around a pool. Textured systems use aggregate or a knockdown pattern so the surface grips even when wet.

The systems we use outdoors

  • Textured polyaspartic or polyurea: a UV-stable resin system with grit, in light colors, for covered and open patios.
  • Flake systems with UV-stable topcoats: a good fit for covered patios and walkways out of the harshest sun.
  • Acrylic cool-deck style resurfacing: a sprayed, troweled texture common on pool decks. HomeGuide describes Kool Deck as non-slip and says it helps lower surface temperatures.
  • Clear sealers: for decorative or stamped concrete that only needs protection.

Repairing before coating

Coating over a moving crack only hides it for a season. We rout and fill stable cracks, grind down trip edges where it is safe to do so, and patch spalled areas. Where a slab has heaved or sunk badly, we tell you that a coating will not fix it and that the concrete needs repair or replacement first.

Monsoon and irrigation water

Goodyear gets about 9 inches of rain a year, and much of it arrives in short monsoon bursts. Patios also take daily water from drip lines and sprinklers. Water standing against a coating for long periods can find any weak bond at the edges. We seal edges carefully and talk with you about where irrigation sprays onto the slab.

Caring for an outdoor coating

Rinse off dust after storms and keep pool chemicals off the surface when you add them. Avoid pressure washing at close range with a narrow tip. Move planters now and then so water does not sit under them. A light recoat every few years keeps an outdoor surface fresh, and it costs much less than a full redo.

Patio & Pool Deck Coatings Questions

Can you put epoxy on a pool deck in Arizona?

Standard epoxy is a poor choice in full sun because it yellows and can get slick. For pool decks we use textured, UV-stable systems or cool-deck style resurfacing in light colors.

How much does it cost to resurface a pool deck?

HomeGuide's national figures run about $1,500 to $6,000 for a 500 square foot deck, depending on the type. Kool Deck style coatings run about $4 to $6 per square foot and epoxy about $4 to $10.

Will a coated patio be too hot to walk on?

Color makes the biggest difference. Light colors and textured finishes stay noticeably more comfortable than dark or glossy ones. We help you pick a color for the amount of sun the area gets.

Can you coat over cracks in my patio?

We fill stable cracks before coating. A crack that is still moving will usually show through again, so we point those out and talk about options.

How long does an outdoor coating last?

It depends on the system, sun exposure and care. Outdoor floors wear faster than garage floors, so plan on a light recoat every few years to keep the finish fresh.
