Family Homes on Irrigated Lots
Citrus Park is an unincorporated community directly north of Goodyear, and epoxy flooring here usually goes into family garages, shops and backyard patios. It covers about 5 square miles between Goodyear to the south, Glendale to the east and Northern Avenue to the north. The 2020 census counted 5,194 residents, up 28.9% from 2010. Mail is handled by the Waddell post office.
Households that use every square foot
Citrus Park is strongly family-oriented. In 2020, 78.1% of households were married couples, and the median household income was $108,750. Homes here often have room for more than a sedan in the garage: a boat, a trailer, a workbench, a second freezer, kids' bikes. A coated floor makes that space easier to keep clean, and flake finishes hide everyday dirt between sweeps.
Some properties also have detached workshops. For those, we suggest our commercial systems, which build a thicker layer for tools, equipment and heavy loads.
Irrigation water and your slabs
Parts of Citrus Park are served by irrigation water, through groups like the Clearwater Farms property owners associations. Green yards are a big draw, but water near a slab matters for a floor coating. Concrete that sits next to wet soil can wick moisture, and moisture pushing up through a slab is one of the main reasons coatings bubble or lift.
So we test. Before we coat a patio, garage or shop near irrigated ground, we check the slab for moisture. If readings are high, we can use a moisture-tolerant primer, or suggest waiting until the concrete dries after an irrigation cycle. We also look at where water drains on the patio so the finished surface does not hold puddles.
Patios and outdoor kitchens
Backyards here are made for living outside much of the year. Our patio and pool deck coatings go on clean, ground concrete with a textured, UV-stable finish. Lighter colors stay cooler in the sun. Around an outdoor kitchen, a sealed surface also keeps grease and spills from staining the concrete.

What to expect on install day
We cover nearby walls and doors, then diamond grind the full floor and edges and vacuum the dust. Cracks and chips are filled. The base coat goes down, followed by flake or color, and then a clear topcoat. Most garages take one to two days. In summer we start early so the coating has time to level before the slab gets hot. Before we leave, we tell you when you can walk on it, move items back and park. If you have pets, we suggest keeping them away from the floor until it cures.

Boats, trailers and toys
With larger households and more vehicles, many Citrus Park garages hold a boat on a trailer or a set of off-road toys. Trailer jacks and tongue weights press hard on one spot, and fuel or oil drips land on the floor. We use a thicker build in those areas and can add a pad under the jack point. A flake blend with darker tones hides tire marks and drips between washes.

Citrus Park Questions
Will irrigation water hurt a patio coating?
It can if moisture comes up through the slab. We test for moisture before we coat. If the reading is high, we use a primer made for damp concrete or schedule the job after the slab dries.
Can you coat a detached shop on my lot?
Yes. We use thicker commercial systems for shops that hold tools, trailers or equipment, with texture added where the floor gets wet.
Do you serve the Waddell side of the area?
Yes. We cover Citrus Park, Waddell along with Goodyear and the rest of the West Valley.
