Frequently Asked Questions
Epoxy Flooring Questions
How much does epoxy flooring cost in Goodyear?
HomeGuide puts professionally installed epoxy at about $4 to $10 per square foot nationally, which is about $1,600 to $5,800 for a two-car garage. Polyaspartic runs about $5 to $12 per square foot. Repairs, old coating removal and decorative finishes add to the total. We give you a written price after seeing the floor.
What materials are needed to epoxy a garage floor?
A professional job uses a diamond grinder and vacuum for prep, crack and joint filler, a two-part base coat, a flake or color layer, and a clear topcoat, usually polyaspartic or urethane. Store kits usually swap the grinder for an acid etch and include a thinner coating. The prep equipment makes the biggest difference in how long the floor lasts.
Which epoxy brand should I use for a garage?
Brand matters less than the type of product and the prep under it. HomeGuide notes that water-based epoxy may last 3 to 5 years while solid epoxy can last 10 to 20. In Goodyear we also look for a UV-stable topcoat, since standard epoxy can yellow in sunlight. We tell you what we plan to use in your written quote.
Can I just buy a kit from a home improvement store?
You can. HomeGuide lists premade kits at about $200 to $700. Most rely on acid etching instead of grinding, and in summer heat they can set before you finish rolling. Kits tend to work better on a small, cool space than on a full garage in July.
Can you put epoxy on a kitchen floor?
If the kitchen sits on a concrete slab, yes. The existing flooring and adhesive come up first, then the slab is ground and coated. HomeGuide lists kitchen epoxy at about $400 to $2,000 for 100 to 200 square feet. We coat concrete only, so a kitchen with a wood subfloor needs a different material.
Will an epoxy garage floor get hot or yellow in the sun?
Standard epoxy can yellow with UV exposure, and HomeGuide rates its UV resistance as poor to fair. A polyaspartic topcoat holds its color much better. Dark colors absorb more heat, so we suggest lighter colors for floors that get afternoon sun through the garage door.
How long before I can drive on a new garage floor?
HomeGuide says to avoid driving on epoxy for 2 to 7 days, while polyaspartic systems typically reach full cure in 24 to 48 hours. Heat speeds curing but can also shorten working time during install. We give you a specific time for your floor.
Garage Floor Coating Questions
How much does it cost to coat a two-car garage in Goodyear?
HomeGuide's national range for a two-car garage is about $1,600 to $5,800 for epoxy and $2,000 to $6,900 for polyaspartic. Old coating removal, crack repair and decorative blends move the price within or above that range. We give you a written number after seeing the floor.
What is hot tire pickup and how do you prevent it?
Hot tires can soften and grip a thin coating, then pull it off the floor when the car backs out. It is most common with kit coatings on etched concrete. A diamond-ground surface, a thicker base and a hard topcoat keep the coating bonded.
Can you coat a garage floor in the summer?
Yes. We start early in the day while the slab is coolest, close the door to keep sun off the floor, and choose products suited to the temperature. HomeGuide notes polyaspartic can be applied across a very wide temperature range, which helps in July and August.
How long before I can park on the new floor?
Polyaspartic systems typically reach full cure in 24 to 48 hours, according to HomeGuide, while epoxy can need 2 to 7 days before driving. We give you a specific time for your floor.
Will a coated garage floor be slippery?
A glossy solid coat can be slick when wet. Flake floors have natural texture, and we can add a fine anti-slip grit to the topcoat on any system.
Epoxy Flake Floors Questions
Are flake floors more expensive than plain epoxy?
Slightly. HomeGuide lists custom work such as decorative flakes at about $0.50 to $2.00 per square foot on top of the base coating price. On a typical garage that is a small share of the total.
Do flake floors hide dirt?
Yes, much better than solid colors. The mixed colors break up dust, tire marks and small scuffs, which is useful in a garage that collects dust after every storm.
Are flake floors slippery?
Full-broadcast floors have a light texture from the chips under the topcoat, so they grip better than a smooth solid coat. We can add anti-slip grit for more traction.
Will the flake colors fade in the sun?
The vinyl chips are sealed under the clear coat, so the topcoat is what faces the sun. We use a UV-stable topcoat on floors that get daylight so the clear layer stays clear.
Can flake floors go outdoors?
On covered patios and walkways, yes, with a UV-stable topcoat and added texture. For pool decks and open patios in full sun, we usually suggest a lighter textured system instead.
Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy?
It depends on the floor. Polyaspartic resists UV and cures much faster, which suits sunny garages and outdoor slabs. Epoxy builds thicker per coat and costs a little less. Many of our floors use both: an epoxy base with a polyaspartic topcoat.
How long does polyaspartic take to cure?
It is dry to the touch within a few hours. HomeGuide says full cure for heavy vehicle traffic is typically 24 to 48 hours.
Does polyaspartic yellow?
HomeGuide rates its UV resistance as excellent, and aliphatic polyaspartics hold color better than other polyureas. Standard epoxy, by comparison, is rated poor to fair.
Can I install polyaspartic myself?
HomeGuide lists it as not DIY-friendly. It sets fast, and in Arizona heat the working time is even shorter, so mistakes harden before they can be fixed.
Patio & Pool Deck Coatings Questions
Can you put epoxy on a pool deck in Arizona?
Standard epoxy is a poor choice in full sun because it yellows and can get slick. For pool decks we use textured, UV-stable systems or cool-deck style resurfacing in light colors.
How much does it cost to resurface a pool deck?
HomeGuide's national figures run about $1,500 to $6,000 for a 500 square foot deck, depending on the type. Kool Deck style coatings run about $4 to $6 per square foot and epoxy about $4 to $10.
Will a coated patio be too hot to walk on?
Color makes the biggest difference. Light colors and textured finishes stay noticeably more comfortable than dark or glossy ones. We help you pick a color for the amount of sun the area gets.
Can you coat over cracks in my patio?
We fill stable cracks before coating. A crack that is still moving will usually show through again, so we point those out and talk about options.
How long does an outdoor coating last?
It depends on the system, sun exposure and care. Outdoor floors wear faster than garage floors, so plan on a light recoat every few years to keep the finish fresh.
Metallic Epoxy Floors Questions
How much does a metallic epoxy floor cost?
This Old House lists metallic epoxy at about $5 to $12 per square foot. Repair, the number of colors and the pattern affect where your floor falls in that range.
Can metallic epoxy go in a garage?
Yes, with a UV-stable topcoat if sun reaches the floor. Metallic floors show dust more than flake floors, so they suit show garages better than dusty work garages.
Is a metallic floor slippery?
The glossy finish can be slick when wet. We add a fine anti-slip grit to the topcoat in areas that may get wet.
Can you pour metallic epoxy over tile?
We coat concrete only. Tile and adhesive come up first, then the slab is ground and repaired before the metallic system goes down.
Commercial & Warehouse Floor Epoxy Questions
How much does commercial floor epoxy cost?
HomeAdvisor lists commercial and industrial 100% solids coatings at $12 or more per square foot. Slab condition, joint repair, striping and after-hours scheduling all affect the price.
Can you coat our floor without shutting down?
Usually, yes. We can phase the work by section and schedule around shifts or weekends, and use faster-curing products where needed.
How long does a commercial epoxy floor last?
HomeGuide gives solid epoxy a lifespan of 10 to 20 years, though heavy forklift traffic and chemicals shorten that. Recoating worn aisles before the coating wears through extends the life of the floor.
Do you do safety striping?
Yes. We mark aisles, walkways and hazard zones in the coating, which holds up longer than paint on bare concrete.
Can you coat a floor in a building without air conditioning?
Yes, with planning. We check slab and air temperatures, work in the coolest hours and choose products rated for the conditions.
