Coatings for a Small, Settled City
Litchfield Park is small, at about 3.3 square miles, and much of our epoxy flooring work here is about refreshing spaces people have lived with for years. The city grew up around the land Goodyear bought for long-staple cotton, and it is named for Paul Weeks Litchfield, the executive who came to the area in 1916 to find that land. The Wigwam resort opened to the public in 1929, and the city has grown around it.
An older, quieter population
The 2020 census counted 6,847 residents and a median age of 45.7, well above most of the West Valley. Close to 23% of residents were 65 or older, and 62.4% of households were married couples. People here tend to stay, and the floors show it. We see garages with years of oil and tire marks, patios with faded paint and pool decks that were last resurfaced a long time ago.
That changes the conversation. Many homeowners are less interested in a high-end look and more interested in a floor that is safe, easy to clean and will not need attention again for a long while.
Safe footing comes first
- We add texture to garage and patio floors so they are less slick when wet
- Flake floors can use smaller chips for a smoother feel that still grips
- Lighter colors keep outdoor slabs cooler and make steps and edges easier to see
- We can mark a step-down or threshold with a contrasting band
If you or a family member uses a walker or cane, tell us during the estimate. We will show you finish samples and explain how much texture each one has.
Outdoor living around the Wigwam
The resort sets the tone for the city. Many backyards have covered patios, pool decks and outdoor kitchens that get heavy use from fall through spring. Our patio and pool deck coatings are built for that. They go over existing concrete after grinding and crack repair, and they use UV-stable materials so color holds up in the sun. Where a patio has old paint, we remove it first so the new coating bonds to bare concrete.
Older slabs, honest assessments
Litchfield Park had 1,664 residents in 1970 and 3,657 by 1980, so a share of the homes here predate the big subdivision boom around them. A slab that has been in place for 40 or 50 years can have settled cracks, spalled edges or old sealers. We map those during the estimate. Hairline and moderate cracks get filled before coating. If a slab has moved enough that a coating would just crack along with it, we will say so.
We also coat casitas, hobby rooms and garage workshops with metallic or flake finishes, and we handle small commercial spaces in the area.
What a visit looks like
We come out, measure each area and look closely at the concrete. We note old coatings, cracks, stains and any spots where water sits after the sprinklers run. Your quote is in writing and broken out by area. Most patios and two-car garages take one to two days. We move carefully around landscaping, pots and outdoor furniture, and we cover nearby walls and doors before grinding. When we finish, you get clear guidance on when you can walk on the floor, put furniture back and park.
What to Know in Litchfield Park
- Goodyear cotton roots. Paul Weeks Litchfield came to the Phoenix area in 1916 to find land for long-staple cotton to strengthen tires. The postal service accepted the name Litchfield Park in 1926.
- The Wigwam. The Wigwam resort opened to the public in 1929. In 1964 Goodyear planned to grow the town to 90,000 residents, then abandoned the plan and sold off its remaining land.
- Established households. In 2020 the median age was 45.7, 22.9% of residents were 65 or older, and 62.4% of the 2,618 households were married couples.
- A compact city. Litchfield Park covers about 3.31 square miles and borders Avondale to the southeast, Goodyear to the west and Glendale to the north.

Litchfield Park Questions
Can you coat a patio that already has paint on it?
We remove the paint first. Coating over paint means the new layer is only as strong as the old one's bond. After grinding, we repair cracks and apply a UV-stable, textured system.
How long will I be out of my garage?
Most garages take one to two days to install. Polyaspartic systems can often take foot traffic the next day, and we give you a specific time before you park on it.
Is a coated floor safer than bare concrete for older adults?
It can be, if it has the right texture. A smooth gloss can be slick when wet, so we add flake or grit to make the surface easier to walk on. We show you samples first.
